Door Bell
Provide wall mounted LED wireless door chime adjacent to Front Door (with internal plug-in receiver).
Deadlocks
- Double cylinder keyed deadlock to be installed to all external doors, including internal and external Garage doors (where applicable) keyed alike. - External sliding door latches to be double barrel lock type.
Security Window Screens
- Provide Invisi-Gard Security Screens to Front Elevation Theatre and Master Suite windows only. - Provide Grille Mesh Barrier Screens to remainder of windows and sliding doors to side and rear elevations as applicable. Note: No allowance has been made for corner lots to include Invisi-Gard Security Screens to side elevation facing secondary street

Provide Invisi-Gard Security Screen to Entry Door only. Note: No security screen included to Garage Shopper door.

Melamine shelf and rail with 3x shelves per robe to all minor bedrooms and two 3x shelves to Master Suite with minimum 300mm width.
External Lock Box
Supply and install Masters Lock Key Safe (with 4 digit combination), fixed to external wall adjacent to meterbox
Letterbox
Provide freestanding Pillar Lockable Letterbox (on slab installation) with up to three 75mm high stainless steel self adhesive numbers/letters as required fixed on to front of letterbox.
Clothesline
- Provide Hills Premium Range Compact 2400x850mm Ground Mounted "Surfmist" Clothesline.
Fencing
- Provide up to 1500mm wide x 1800mm high Colorbond fencing from side of house to boundary to enclose rear and side yards. - Provide 1800mm high x 1000mm wide Colorbond pedestrian gate with latch only. - No allowance for fencing to boundaries - by Developer or Owner as required.
Brick Paving
Provide brick paving from Builders standard range to Driveway, Crossover, Porch, Path and Alfresco.
Internal Wall Painting
Provide internal wall painting throughout from the Builders select range including 1x coat sealer and 2x coats of ultra matt acrylic paint to internal walls. Note: One light colour only.
Air Conditioner
Provide ducted reverse cycle air conditioner with up to 4 zones. Note: Subject to manufacturers recommendations.
Kitchen - Benchtops
Provide 20mm Zenith Stone Benchtop from Builders standard range to Kitchen in lieu of standard laminate.
Flooring
- Provide 450mm x 450mm ceramic main area floor tiling to Entry, Entry Passage, Kitchen, Dining, Living and Minor Bedroom Passage. - Provide Carpet from Builders Level 1 Range on 7mm CarpetMate underlay to Bedrooms (including Robes where applicable) and Theatre (if applicable). - Provide standard 300mm x 300mm ceramic floor tiling to Laundry, Ensuite, Bathroom and WC (where applicable).
Window Treatments
Provide 89mm vertical block out blinds with pocket weights throughout excluding obscure glazed sliding windows and windows placed behind hotplates (if applicable).
Elevation Upgrade
Choice of 10 Elevations.
Landscaping
Landscaping Allowance only to be completed in accordance with following items - - Turf from an approved commercial grower of cultivated turf, machine cut and rolled, of even thickness and free of persistent weeds, preferably near level. - Garden Beds cultivated with organic top soil as necessary to brick the sub-grade surface to 75mm below the required finished levels. Garden beds are to have a border to separate from the lawn in a suitable material such as limestone coloured kerbing, stone, paving or similar. No sharp edges. - Plants shall generally be drought resistant natives, preferably indigenous to the area and suitable for the soil type. Ensure plants are low maintenance. Note: Assumes Front Elevation landscaping and reticulation included by Developer as per Developer's Package included within land purchase.
